(GC) becomes an agent for the property owner,s. The GC is in fact the project manager overseeing construction and scheduling. The GC is responsible for ensuring that all sub contractors (IE HVAC,Plumbers and Electricians,etc ) perform there work in a professional manner in keeping with all code requirements and accepted industry standards.
Ranger Point Construction Services,LLC (RPCS,LLC) does not charge for quote within our normal service area (50miles).
Payments can be made by check or bank transfers. A payment schedule will be provided in the contract document and varies with each project.
We always get necessary permits pertaining to each project and all subcontractors provide there required permits.
Asking for references is standard practise beyond that any questions and concerns should be discussed with your GC. You should feel comfortable with your GC and all his answers. he will be handling your money and supervising your project.
A change order is necessary after a project contract is in place . It documents any changes to the contract whether there is a price adjustment.
We highly encourage customer involvement. After all its your project and we want to build it to suit your needs and desires.
A project timeline gives you an idea of what should be happening weekly and how long the project should take barring any unforeseen delays (IE weather, manufactuer, shipping delays).
This is a complex question and there are so many variables. such as cost of remodel vs increase in property value. Sometimes a realtor can better answer this question.
Communication is very important. one or both the owners of RPCS,LLC will be on site each day and are always willing to discuss the project. We are also available by phone,texting or email.
Currently materials costs are moving upwards. We get a price list from our vendors at the beginning of the project and that is what we use to price the project. We do not mark up the cost of materials. So any increase will be documented and passed on to the customer in the form of materials increase up charge and added to the weekly or monthly draw per contract requirements and schedule as well as any change orders.
Normally the project schedule (timeline) and the work performed should be pretty much the same.
Most schedule changes occur due to weather interfering with outdoor activity or manufacture/ shipping delays. and that can fall on sub contractors as well.
No matter what the project may be we only use quality materials that conform to the requirements of the project.
If there is a benefit to buying a spec home would be its availability at the time you want to purchase.
The best place to start is to call a general contractor or home builder. We are always ready to answer questions and help with design issues.
Scheduled or not the homeowner is always welcome on the job site. The homeowner should be aware of what is being done and asked any questions they may have.
The timeline varies with each project depending on location,size,and complexity of design. Normally 6 to 12 mos.
It is always good to know if there is sewer available, If not dose the land perk well enough for a septic system or does a septic storage system be required. Also is water available or will it require a well. If a well is required how deep and what cost. Then of course electric power available or will have to install power poles to the site.
Due to extremely high material cost. the current price is averaging $110.00 per sq ft.
